First, let me say that I can fully understand why the residents of Bimini and
the long-time visitors would be sad to see the development of the northern end
of the island. I would be too. Unfortunately, we (and many of the other
purchasers) have no history there, and did not see nor anticipate the effects
it would have on the islanders.
But the fact still remains that the development is going up; MANY homes have
been sold with large non-refundable deposits made from life-time savings, and
it can now only benefit all to have the project completed, not languishing half-
finished (not that that is a prospect).
Much research has been done, and an independent structural engineer from the
states did inspect the foundations at the request of a buyer. He found
everything in order. Capo has been working on starting this development since
the late '90's and was held up for years because he had to make many
adjustments to accomodate environmental regulations; which he did. Certainly,
there were changes to the environment that are now permanent, but waste and
water management will be handled appropriately, and overseen by the necessary
agencies.
Just try not to take all town gossip and hearsay at face value either. Capo's
development on New Providence now rents well and there a few homes for resale
in the $300K range. And anyone I've ever talked to from Miami (not associated
with him) says he has a good reputation there.
As far as him wanting to keep people "from seeing the destructive results of
his work" by guarding the entrance gate, I'd like to say three things. The home
owners were promised a gated community, and since the first homes are finished,
they must provide that. Second, perhaps they are afraid of vandalism. And last,
the island is only a few hundred feet wide, so how hard could it be to see what
is going on from the water?
I really don't want to start a running debate over any of this. There are
obviously strong feelings. It is good that the residents of Bimini are watchful
and want to keep the construction proceedings in compliance with the
regulations.
I just wish for all parties to be satisfied with the final product, and I don't
think that debunking the project will accomplish anything.
